On the U.S. housing market
Housing market conditions continue to change.
While there are few markets in the country that have achieved survive the current housing market without any battle scars are some markets that have experienced more severe problems than others. Two of the worst markets U.S. at the moment are Cleveland and Detroit, but they are definitely not alone when it comes to markets that are falling with no end in sight in the short term.
In general, riskier markets right now are the ones experiencing the highest foreclosure rates. Other factors that are contributing to problem areas are the high rates of job loss and slow job growth. Markets in which the number of homes for sale is also growing rapidly are experiencing significant problems. Rapidly rising property values a few years ago is also proving to be an obstacle for many markets.
During the housing boom in these markets commonly experienced an increase in property value twice and three times in many cases. A Once the boom ended, however, the markets began to fall and so far have not hit bottom. These markets are also at higher risk of problems due to the large presence of adjustable rate mortgages.
During the housing boom, as prices were rising rapidly, often buyers took advantage of mortgages adjustable rate for even lower interest rates to make their payments more affordable housing. This was very common in areas where first-time buyers housing were struggling to pay rapidly rising prices of homes.
The market for subprime mortgages is also higher concentration in these areas of the country. Lower interest rates at once led many people to rush out and buy houses. Unfortunately, the credit profile of many of these buyers was less than sterling. Mortgage loans made in these markets during this time often involved sub prime, adjustable rate mortgages. As the market began to fall, interest rates began to rise. Today, homeowners are discovering that it can no longer afford their mortgages. Does result? Foreclosures have risen sharply in the market areas where the housing boom once the allowed values to double and even triple almost overnight.
Economic conditions in many areas have further fueled the crisis. As the number of layoffs increased, the number of executions Mortgage and home sales appear to increase as well.
For now, the worst of the ten housing markets in the country are Sacramento, New Orleans, Detroit, Riverside-San Bernardino, Las Vegas, Tampa, Miami, Cleveland, Phoenix and Jacksonville, Florida.
Sacramento, considered to be among the ten best of the worst markets housing, has experienced a fall in house prices is well above the national average. Like many other housing markets in similar situations Sacramento was the victim of a fast market and subsequent price declines. Today the median home price for homes in Sacramento remains far above other markets in the country, despite the deteriorating situation. Given the large number of homes on the market, however, this is far from good news.
Although the situation in Sacramento, but definitely not the worst at this time. That honor went to Detroit, where prices have experienced a fall of more than 7%. The key factor in Detroit is the massive layoffs resulting from the automotive industry. Things are not much better in Cleveland, where average prices have fallen several percentage points and inventory continues to grow.
While these markets are not showing any signs that a rebound in the near future, there are some markets however, they really are displacement increases. Seattle is one of these markets. Median home prices in Seattle have increased by almost 9% in the last year. Other cities in place include Raleigh and Charlotte in North Carolina and San Jose, California. San Francisco is not far behind, giving an increase of over 7% in the last year.
